Property & Cancellation Policies
We are a small, independent business, so cancellations affect us significantly. To keep things fair, we have the following policies:
Standard Cancellation Fee
Every cancellation has a minimum fee of $25 USD per room.Cancellations Made More Than 14 Days Before Arrival
You’ll receive a refund of your deposit, minus the $25 USD fee.Cancellations Made Within 14 Days of Arrival
Refunds depend on whether we are able to rebook your room. A $25 USD fee still applies.Special Cancellation Periods
Holidays, February–April, July–August, and Dec 15 – Jan 15: require at least 6 weeks’ notice.
Bookings of more than 2 rooms (year-round): require at least 6 weeks’ notice.
New Year’s / Carnival Week: reservations must be paid in full in advance and are non-refundable.
Groups (3 or more rooms): Additional policies apply.
Important Notes
All cancellations must be submitted in writing.
Refunds (if applicable) will be processed within 30 days.
We strongly recommend travel insurance to protect against unexpected illness, emergencies, or weather issues, as we cannot make exceptions to these policies.
Continental Breakfast: $105.00 TTD or $16.00 USD per person
Full Breakfast: $140.00 TTD or $21.00 USD.
